Our Residents Services program helps residents gain employment, job training, more education, nutritional skills, childcare, goal setting and many other avenues, based on each family or individual’s needs. Often, it is a case of pairing residents with a particular organization to achieve their needs. For example, we work closely with organizations such as The Georgia Mountain Food Bank, United Way, local courts, schools and universities, Avita and others to encourage residents to progress toward self-sufficiency.
EH-OWNED RESIDENTIAL COMMUNITIES
EH plans to purchase, rehab and/or build public housing-assisted residential properties, including senior communities and small family communities. Heads of household in the communities must be elderly (age 62 or older), near elderly (age 55-61), or non-elderly disabled adults.

SAFE HAVEN: SUPPORTIVE HOUSING
SAFE HAVEN, EH’s Supportive Housing Program, provides those experiencing homelessness or at risk of becoming homeless with stable housing, intensive case management and supportive services to address individual needs.
These programs serve several different populations, including:
- individuals and families;
- persons with physical, mental, or developmental disabilities;
- U.S. military veterans;
- families separated due to a lack of housing;
- youth aging out of foster care;
- other target groups
HOUSING CHOICE VOUCHER PROGRAM
EH’s Housing Choice Voucher Program offers families, including elderly and disabled persons and working families, the broadest range of choice in selecting where they live. Using a Housing Choice voucher, families can identify quality housing anywhere in the city of Eatonville with the assurance that they will not have to pay more than 30 percent of their adjusted income toward rent.
Property owners/landlords own and manage the properties and enter into landlord-tenant relationships with assisted families.

HOMEOWNERSHIP DOWN PAYMENT ASSISTANCE PROGRAM
EH’s Homeownership Program (Down Payment Assistance) has one mission- to increase homeownership opportunities for low-to-moderate-income first-time homebuyers through community development support, partnerships, outreach initiatives, homebuyer education and subsidy assistance.
Some Eligibility Requirements
The homebuyer:
- must not have owned a home within the last three years
- must be an owner-occupied and the home must be the primary residence
- must contribute no less than $1,500 of their own funds toward the transaction
- income (individually or combined) cannot exceed 80% of the Area Median Income (AMI) published by the U.S. Department of HUD (subject to change without notice)
- cannot own any other property at the time of closing
- must qualify and be approved for a 30-year fixed rate Conventional, FHA or VA loan
- must not have liquid assets exceeding $10,000
